Floors are walked on, dragged across and washed every day, so the finish is only as good as what lies underneath. Hollow tiles, lifting vinyl and cracked grout nearly always trace back to a screed that was not level, damp that was not dealt with, or adhesive used incorrectly.
TMSMT Construction lays floor and wall finishes for homes, shops, offices, schools and industrial buildings across Midrand and greater Gauteng. Our tilers and floor installers work as part of the building team, so levels, damp control and services are coordinated.
Finishes we install
The right floor depends on use, traffic, moisture and appearance:
- Ceramic and porcelain floor and wall tiles in standard and large formats
- Natural stone and slate where properly sealed
- Vinyl planks and sheet vinyl, laminate and engineered boards
- Carpet tiles for offices
- Polished screed and concrete finishes
- Epoxy and polyurethane coatings for workshops, warehouses and commercial kitchens
- Skirtings, thresholds, expansion joints and trims
Preparing the substrate
Preparation takes more time than laying and decides the outcome. We check the slab for level, cracks and moisture, grind high spots, repair damage and prime where the adhesive manufacturer requires. Where levels are out, a self-levelling or sand-cement screed is laid, cured and tested before finishes go on.
If the slab has damp, a damp-proof membrane or moisture barrier is needed. Wet areas must be waterproofed first, see waterproofing.
Tiling methods that last
We use adhesive suited to the tile and the surface, apply it with the correct trowel and back-butter large tiles for full contact. Tiles are laid with spacers and levelling clips for flat results, and movement joints are formed at the perimeter and in large floors, so that normal expansion does not crack the finish.
Falls to floor drains in showers and wet areas are built into the screed, not forced afterwards. Our bathroom and kitchen page covers the full sequence.
Commercial and industrial floors
Shops, restaurants and factories ask more of a floor. Slip resistance, chemical resistance, hygiene and load all feed into the choice. Epoxy coatings can withstand forklifts and cleaning chemicals, while polished screeds give a durable, low-maintenance floor for retail and showrooms.
For a new warehouse, floor flatness and joint design are part of the slab design. See concrete and foundations and steel structures and warehouses.
Outdoor tiling and paving
Patios, verandas and pool surrounds need slip-resistant tiles rated for outdoor use, laid with falls so water drains off. For driveways and larger external areas, see paving services.
Frost is rare in most of Gauteng, but strong sun and thermal expansion still demand movement joints and suitable adhesives.
Care and handover
We tell you how long grout and adhesive need to cure before heavy use, what cleaning products to avoid and how to protect new floors from furniture. We also hand over spare tiles from your order where possible, because matching a discontinued batch later is difficult.

Choosing between tile, vinyl and screed
Porcelain tile is hard-wearing and easy to clean but cold underfoot and unforgiving if dropped on. Vinyl is warmer, quieter and faster to install but depends on a very flat slab. Polished screed is durable and low maintenance but can crack and needs sealing. We explain the trade-offs for your rooms, your family or your trade, and show samples so you choose with the full picture.
Large-format tiles look good but demand flatter substrates and careful handling, and dark tiles show dust and grout lines more. Tell us how the room is used, and we will recommend sizes, colours and grout that suit daily cleaning.
Common questions
Can you tile over existing tiles?
Sometimes, if the old tiles are sound, bonded and the height change is acceptable. We test before agreeing to it.
Why do tiles sound hollow or crack?
Usually poor adhesive coverage, an uneven or damp substrate, or missing movement joints. Removing and relaying is often the only proper fix.
Which floor is best for a kitchen?
Porcelain tile and quality vinyl both perform well. Choose for slip resistance, ease of cleaning and how the floor feels underfoot.
Do you install underfloor heating or cabling?
We can coordinate it with an electrician where required, with screed designed to suit.
How soon can I walk on new tiles?
Light foot traffic is usually possible after a day or so, with heavier use later. We follow the adhesive and grout manufacturers' instructions.
