A kitchen or bathroom renovation looks like a shopping exercise: pick the tiles, the basin, the cupboards. Behind the finishes, though, lie water supply and waste, extraction, circuits for heavy appliances and a waterproofing layer that stops moisture from damaging the structure. If any of these are done badly, the beautiful finish hides a slow failure.
TMSMT Construction renovates bathrooms and kitchens in homes, flats and commercial buildings in Midrand and across Gauteng. Because plumbers, electricians, tilers, carpenters and painters work within one team, the sequence runs smoothly and responsibility is clear.
Planning the layout
Moving a basin or stove is easy on paper and hard in a concrete slab. We look at where drainage runs, where the geyser is and how far water has to travel before it is hot, then propose layouts that improve the room without unnecessary breaking out of floors.
For kitchens we think about the working triangle, bench space, storage and ventilation. For bathrooms we consider access, shower or bath choice, towel and storage space and whether an extractor or window gives proper ventilation.
Bathroom scope
A complete bathroom renovation typically includes:
- Demolition of old tiles, fittings and screed
- Rerouting or replacing supply and waste pipes
- Waterproofing of floors, shower recesses and wet walls before tiling
- Wall and floor tiling with correct falls to the drain
- Installation of vanities, toilets, showers, baths and taps
- Electrical work to current regulations, including bathroom zones, lighting and extraction
- Painting and finishing
Kitchen scope
Kitchen work follows a similar sequence, with joinery and appliances as the added element:
- Strip-out of old cupboards, countertops and tiling
- Plumbing for sinks, dishwashers and washing machines
- Dedicated circuits for oven, hob and other heavy appliances, plus enough plug points for modern use
- Inverter, solar or backup-power provision for the fridge and essentials where wanted
- Splashbacks, wall and floor tiling
- Fitting of cupboards, countertops and appliances
- Extraction, lighting and final painting
Waterproofing is not optional
Showers and wet floors leak into the structure if the membrane is wrong, and the damage may only show months later as damp patches on a neighbouring wall or the ceiling below. We apply a waterproofing system to all wet areas, allow it to cure and test it before tiling begins.
Read more on our waterproofing page, which also covers roofs, basements and balconies.
Certificates and compliance
Replacement of a geyser, new circuits or a re-routed plumbing run can require certification. Electrical work is covered by a Certificate of Compliance for the installation, and plumbing work is done by competent plumbers, with a plumbing certificate where required. Our pages on electrical certificates and plumbing services explain what applies.
Insurers and buyers' inspectors both ask for these documents, so we give you copies for your records.
From quote to finished room
We measure, discuss options and give you a written scope. Selections such as tiles, sanitaryware and countertops are confirmed before work starts so that delays in supply do not stall the programme. During the job we protect the rest of the house and clean daily.
At completion, we check every tap, drain, door and drawer with you and fix snags promptly. Ask for a quote or a site visit to begin.
Ventilation, lighting and storage
Moisture and cooking fumes are what damage finished rooms over time. A bathroom without an extractor or window grows mould on the ceiling, and a kitchen without extraction coats cupboards in grease. We plan ventilation first, then lighting at the right levels for working and for relaxing, and storage that is deep enough and well placed for how you actually live. Good planning at this stage costs little and adds more to daily comfort than a more expensive tile.
Common questions
Can I stay in the house while my bathroom is renovated?
Usually, if you have a second bathroom. If it is your only one, we plan a tight programme and can discuss temporary arrangements.
Do I need to move my plumbing?
Not always. Keeping fixtures where the plumbing already runs saves breaking floors. We advise where a move is worth it.
Do you supply fittings and tiles?
We can supply, or you can choose your own. We advise on quality and availability so the programme is not delayed.
How do you waterproof a shower?
We apply a suitable membrane to the floor and walls, extend it above the shower rose and test before tiling.
Will a kitchen renovation need new electrical circuits?
Often. Modern ovens, hobs and appliances place heavy loads on old wiring. We assess the board and circuits and upgrade where needed.
