Project management

Someone in charge of time, cost and quality on your behalf

TMSMT Construction provides project management for building projects in Gauteng, keeping programme, budget, safety and quality under control from appointment to handover.

Projects rarely fail because of one big mistake. They drift: a delivery arrives late, a drawing revision is missed, a trade starts before the previous one has finished and nobody notices until the cost shows up. Project management is the discipline of noticing early.

TMSMT Construction's project managers run our own builds, and they can also run yours when another contractor is doing the work.

What a project manager actually does

The role goes beyond ordering materials. A project manager translates your objectives into a plan, then makes sure that plan survives contact with the real world.

  • Defines scope and builds a programme showing sequence and critical dates
  • Prepares and tracks the budget, including provisional sums and variations
  • Procures materials and subcontractors, comparing like with like
  • Holds site meetings and records decisions and actions
  • Checks quality at each stage and manages snagging
  • Keeps the health and safety file and site records up to date

Programme and sequencing

A building programme is a chain of dependencies. Foundations cannot start until approvals are in, slabs need time to cure, roofs must be on before ceilings, and plastering must dry before painting. Weather matters: a Highveld summer storm can stop concrete work for a day or more.

We build a programme that reflects these realities, with float where weather and deliveries are uncertain. The programme is a living document and is updated and shared as the job progresses.

Procurement lead times also deserve a place on the programme. Windows, doors, steel, lifts and imported fittings can take longer to arrive than they take to install, and ordering late is one of the most common causes of delay.

Budget, contracts and variations

For larger work, the budget is built on a bill of quantities, which breaks the job into measured items. The contract might be JBCC, NEC or a simpler agreement, but in each case it fixes who is responsible for what, how payments are certified, how variations are approved and how retention works.

Variations deserve special care. Changes are inevitable, but each must be priced and agreed before work is done, so the final account holds no surprises. We report cost against budget at regular intervals.

Cash flow is part of this too. We align payment stages with measurable progress, so you pay for work that has been done and checked, and we flag upcoming payments early so your funding is in place.

Safety, quality and communication

Under the Occupational Health and Safety Act and the Construction Regulations 2014, construction sites require health and safety plans, risk assessments and records of contractor compliance. Our project managers maintain these. See health and safety.

Quality is controlled by inspection at hold points: before concrete is poured, before walls are closed, before ceilings go up. Communication follows a rhythm you can rely on, with site meetings, written minutes and progress photographs.

Completion and handover

Practical completion is when the works are substantially complete and usable. We inspect with you, record anything outstanding on a snag list and track items to close-out. Retention is released only when the defects liability period has ended and defects are fixed. You receive certificates, drawings and manuals, and we confirm the final account.

Project management can be added to any project. See general construction services or get a quote.

Common questions

Can you manage a project that another contractor builds?

Yes. We can act as your representative, checking progress, cost and quality on your behalf.

What is practical completion?

The stage where the building is substantially complete and can be used, apart from minor defects listed on the snag list.

Do you work with JBCC contracts?

Yes, as well as NEC and simpler agreements. We help select the form that suits your project.

How often will I get updates?

Regular site meetings and written reports, agreed at the start of the job.

What is a bill of quantities?

A measured list of work items and materials that lets contractors price the same scope and makes variations easier to value.
