Questions clients ask before they build

Straight answers on quotes, approvals, compliance and how projects run.

If you do not find your question here, ask our building assistant in the chat or send an enquiry. For a fuller walk-through of the building journey, read the homeowner's guide.

Answers are general. Rules differ between municipalities and properties, so we confirm specifics after seeing your site.

Quotes and costs

How do I get a quote? Use the quote form or request a site visit. For most jobs we need to see the site before pricing.

Why do quotes differ so much? Often because scope, materials, exclusions or compliance paperwork differ. Compare line by line, and ask for a bill of quantities on larger work.

What is a provisional sum? An allowance for work whose cost cannot be fixed yet, such as ground conditions or a client-selected finish. It is adjusted to the actual cost once known.

Plans and approvals

Do I need approved plans? For new buildings and most structural alterations, yes. Some minor work is exempt, and your municipality can confirm. See building plan approvals.

What is NHBRC enrolment? Registration of a new home with the National Home Builders Registration Council, which gives the owner protection against major structural defects.

What is SANS 10400? The code of practice for the application of the National Building Regulations.

Certificates and compliance

What is a Certificate of Compliance? For electrical work it confirms the installation meets the Electrical Installation Regulations. Plumbing work has its own CoC. See electrical certificates.

Do you hold the required registrations? Registration and compliance documents are available on request.

Running the project

How are payments structured? Typically in stages linked to progress, set out in the quotation or contract. Avoid paying large amounts ahead of work.

How long will it take? It depends on scope, approvals, weather and material supply. We give a programme once the scope is clear, not before.

What is practical completion? The point at which the work is complete enough to use, apart from minor snags. It usually triggers the release of part of any retention.

Do you provide guarantees? Guarantees depend on the work and products used, and are confirmed in writing.

Costs of delay and change

What happens if I change my mind mid-project? Changes are possible, but they are priced and approved in writing as variations, and they can affect the programme. The earlier a change is raised, the cheaper it usually is.

What if it rains? Weather can delay outdoor work, especially excavation, concrete, roofing and painting. We plan sequences to reduce the impact and will tell you when a delay affects handover.

Can I supply my own materials? Sometimes. We discuss responsibility for quantities, quality and guarantees before agreeing.
