Areas served
Based in Midrand, building across Gauteng
TMSMT Construction is a proudly South African building company based in Midrand. We take on new construction, extensions, renovations and the finishing trades, and we work for homeowners, landlords, developers and business owners across Gauteng. Our team includes architects, engineers, project managers and tradespeople, so a job that starts as a rough idea on a napkin can move to drawings, council submission, site work and handover without you chasing five different suppliers.
Most building problems are not caused by bricks and cement. They come from unclear scope, plans that were never approved, trades who do not talk to each other and a client who learns about a problem only when it becomes expensive. We build the way we would want our own project run: written scope, a clear order of work, honest reporting and a site that is safe and tidy.
What we build
We work across the full range of buildings that Gauteng clients ask for. On the new-build side that means houses, flats and apartments, offices, shops, factories and warehouses. On the existing-building side it means extensions, remodelling, bathroom and kitchen renovations, commercial fit-outs and repairs.
Each category has its own page with the detail that matters for that type of building. If you are not sure where your project fits, start at our services or ask our building assistant, and we will point you to the right starting point.
- New construction: offices, factories, shops, flats and apartments, new homes and steel-frame warehouses
- Existing buildings: extensions, renovations and remodelling and maintenance and repairs
- Trades: painting, plumbing, electrical, roofing, ceilings, tiling, paving, waterproofing and security walls
Plans, approvals and project management
A building project is won or lost before the first trench is dug. We prepare architectural plans, coordinate structural engineering input and manage the council submission against SANS 10400, zoning and building line requirements. Starting construction without approved plans exposes you to stop-work notices, fines and trouble at resale, so we treat approval as part of the build and not an afterthought.
Once on site, our project management covers programme, procurement, site meetings and reporting. Where the client prefers a formal contract, we are comfortable working within JBCC or NEC style agreements, with a bill of quantities, a retention arrangement and a practical completion inspection at the end.
The same applies to the trades. A bathroom renovation, a repaint or a paving job gets the same written scope and the same attention to the finish as a new building. Clients often start with a small job and come back for the next phase once they have seen how we work.
How a project runs with us
Every project follows the same spine, scaled to the size of the job. The detail is on our process page, but in short:
- We visit the site, listen to what you need and note the constraints: access, soil, services, neighbours and the approvals position
- We give you a written scope and quotation, with provisional items clearly marked as provisional
- Plans, engineering and approvals are done before construction starts, where the job requires them
- Work is sequenced so trades follow each other logically, with regular updates and photographs
- We walk the finished work with you, produce a snag list, fix it and hand over with the relevant certificates
Built for Highveld conditions
Building in Gauteng has its own demands. Clay soils move with the seasons, so foundations need proper design and sometimes a geotechnical report. Summer thunderstorms and hail punish roofs, gutters and poorly detailed waterproofing. Load-shedding has changed how clients think about electrical design, and many now ask for inverter-ready distribution boards, solar provision and water tanks with pumps as part of a new build.
We bring these realities into the design conversation early, because they are far cheaper to plan than to retrofit.
Safety, compliance and paperwork
We work under the Occupational Health and Safety Act and the Construction Regulations 2014, which means safe systems of work, site induction and proper records. Electrical work is finished with an Electrical Certificate of Compliance and plumbing work with the relevant compliance documentation. Our B-BBEE Level 1 certificate is available on request, as are registration and compliance documents. Read more on health and safety and quality and compliance.
Where we work
Our base is Midrand, and most of our projects are in Midrand, Sandton, Centurion, Pretoria and the wider Gauteng region. We take on work further afield by arrangement. See areas we serve for the detail, or browse recent projects.
Common questions
Do you only build commercial projects?
No. We build and renovate for homeowners as well as businesses. A small bathroom renovation and a factory shell are run differently, but both get a written scope, a clear order of work and a proper handover.
Can you handle the building plans and council approval?
Yes. Our team includes architects and engineers, and we manage the submission process so that approved plans are in place before construction begins.
Do I need a site visit before I get a quotation?
For most jobs, yes. Walking the site lets us check access, existing conditions and services, which avoids surprises in the price. You can request a site visit online.
Can I ask questions before I commit?
Of course. Use the building assistant on this site for quick answers, or contact us and a project manager will respond.
Do you work outside Gauteng?
Gauteng is our home ground. Projects further afield are considered by arrangement, depending on scope and logistics.
