Buildings fail slowly. A blocked gutter overflows into a wall, the wall stays damp, paint blisters, plaster crumbles and, a few seasons later, the bill is many times what a simple repair would have cost. Highveld buildings are tested every summer by heavy rain, hail and fast temperature swings, and neglected ones show it.
TMSMT Construction provides maintenance and repair services for homeowners, landlords, body corporates and businesses in Midrand and greater Gauteng. We offer once-off repair jobs and planned maintenance, with the full range of trades in one team.
Repairs we handle
Because we employ the building trades directly, one call usually covers the whole problem rather than sending you from specialist to specialist:
- Roof leaks, cracked tiles, rusted sheets, failed flashings and gutters
- Damp, peeling paint and failed plaster
- Cracked walls and paving, with an engineer's opinion when movement is suspected
- Ceilings, doors, windows, frames and locks
- Leaking taps, geysers, pipes and blocked drains
- Electrical faults, tripping circuits and distribution board upgrades
- Repainting and touch-up, see residential painting and commercial painting
Find the cause, not just the stain
A damp patch on a ceiling may be a roof problem, a leaking pipe, condensation or rising damp. Painting over it without finding the source guarantees the stain returns. We trace the cause, fix it, and only then repair the finish.
Where repairs point to a larger problem, such as structural movement or failing waterproofing, we tell you plainly and describe your options. Our waterproofing and roofing pages cover the larger interventions.
Planned maintenance for landlords and businesses
Property owners with several units, tenants or sites benefit from a maintenance schedule. We inspect, list defects by urgency, and agree a plan: seasonal checks of roofs and gutters before the rains, repainting cycles, annual electrical and plumbing checks, and regular attention to paving and boundary walls.
Planned maintenance reduces emergency call-outs, protects the building's value and gives you records that help at lease renewals, insurance claims and resale.
Before the rainy season
Summer storms on the Highveld bring sudden volumes of water. A pre-season check should include gutters and downpipes, roof sheets and tiles, flashings around chimneys and skylights, ground drainage away from walls, and balcony and parapet waterproofing.
Hail can crack tiles and dent sheets, so we also inspect after major storms, and can help you document damage for an insurance claim.
Compliance and safety
Maintenance work still has to be safe and lawful. Electrical repairs are done by qualified electricians and may require a Certificate of Compliance, especially if the property is being sold. See electrical certificates. Working at heights follows the Construction Regulations, with proper fall protection.
For plumbing issues we use competent plumbers, described on our plumbing services page.
How to get help
Describe the problem in a quote request or ask for a site visit, and include photos if you can. We assess, quote in writing and book the work, so you know what is being fixed and what it will cost before we start. You can also ask our building assistant for first advice.
Records and reporting
Each inspection and repair is recorded with photographs, so you have a history of the building. Landlords can show tenants and agents what was done, body corporates can support levy decisions, and homeowners can show buyers that the property has been looked after. Reports list defects by urgency: safety items first, then items causing damage, then cosmetic issues, so budgets go where they matter most.
Emergency call-outs are the most expensive way to maintain a building. A short annual inspection, with a written list of findings, almost always costs less than the repairs it prevents, and it gives you a clear basis for budgeting.
Common questions
Do you do small repair jobs?
Yes. Small repairs are a normal part of our work, though larger jobs may be scheduled around bigger projects.
Can you maintain a block of flats or business premises?
Yes. We can quote for once-off defect lists or recurring maintenance schedules for multi-unit and commercial properties.
How do I know if my roof needs repair or replacement?
We inspect the structure, sheets or tiles and flashings. Localised damage is repaired, while widespread rust, brittleness or sagging suggests replacement.
Do you issue certificates after repairs?
Where the law requires them, for example electrical Certificates of Compliance, yes.
Can you help with insurance claims?
We can inspect damage, describe the repair scope and provide a written quotation for your insurer.
